;Customized Financing: The Nonprofit Finance Fund is a non-profit lender and consultant with 40 years of national and hyperlocal experience. They invest in communities through customized financing that strengthens mission-driving projects, with 50% of their lending going to people of color.

;Design Build Fund Factory: Common Future, itself, designs funds and financial platforms to solve particular problems. It is a design build fund factory, not a loan fund that repeats itself. They are also funding a cohort of CDFIs who are being taught how to price and buy out boomer businesses to enable BIPOC ownership. We have two from that cohort in the room: Mountain BizWorks and Concerned Capital. New Majority Capital is targeting the same group but with the focus of helping BIPOC folks learn to be owners of any business, not just small manufacturers.

;Donor Advised Fund (DAF): Donor Advised Funds are a charitable giving vehicle administered by a public charity created to manage charitable donations on behalf of organizations, families, or individuals. In that category and in the room is ImpactAssets, a $3 billion impact investment centered donor advised fund for 2,000+ families and corporations.

This is for entrepreneurs of color who cannot afford the debt service (to pay the principal and interest on an outstanding debt). WePower is one, with a revenue share pilot funded by Common Future. The second fund using revenue share is the Community Equity Fund that invests philanthropic equity with two years of runway, then starts revenue-share payback to enable sole proprietors to become job creators and eligible for CDFI loans. In addition, New Majority Capital just received a significant recoverable grant which acts like equity.

;Unrestricted Operating Grant: We are starting with the most valuable money that foundations give, grants that allow an organization to spend the money any way they choose: unrestricted operating grants. 90% of all unrestricted operating grants go to white-led non-profits, according to Bridgespan. Watershed Fund

The product we at Neighborhood Economics will build to enhance the zero interest philanthropic investment platform is a field guide that begins by engaging new donors, many from the benefit dinners, start learning more about where to invest in the food system in your watershed. And that leads to a broader emphasis on learning how to apply the tools of venture philanthropy, of learning to give to invest in things where the benefit comes back when the investment is paid off, and then goes out into the world again. We can keep up with it and know where your dollars are now, and the additional good they are doing now. There will also be a version for faith communities. We hope to link with Abundance Capital’s pool of donors who believe in giving to invest for justice. The dinners will be promoted by jb media. We will produce the graphics and the content to accompany the promotion, they will do the social media, using our logos, etc.

For the Watershed Fund it is important to define the term [[Gratitude on tap]] That is the metric we use to see if that farm’s ecosystem could raise $10,000, often but not always, at benefit dinners.

I will start listing players and organizations and partners here and have each one be their own page, to start. I am excited that [[Veronika Gunter]] is our project manager from JB Media. She’s done big things and a diverse number of interesting and good things. [[Margaret Gifford]], with her partner Mike Gatchell at Abundance Capital have the nation’s only locally focuses, justice focused donor advised fund platform. Margaret has deep knowledge of food investing.

[[Stephanie Swepson Twitty]] the CEO of Eagle Market Streets CDC, the fund issuer) is in this project, entering the market with their Watershed Fund with Neighborhood Economics. To start, besides hosting the benefit dinners, [[Neighborhood Economics]] will be producing an engagement field guide to the food system in your watershed to help new donors give to invest more in their local community using the portal of the benefit dinners for farm to table restaurants with their farmers. Eagle will do the due diligence and underwriting of the zero interest investment and will work with technical assistance providers with farmers. Neberecon will tell the story and engage people with the fund and the issues in the food system they could be engaged in. Being ever mindful that we need to produce a resilient food system that will be ready for the time when it no longer makes sense to ship in food. So this is a future proofing initiative that is also a collective climate change response.

Subverting Redlining

Redlining was the practice in American cities that made it legal to discriminate against people of color buying homes in certain neighborhoods. The legacy of redlining is that some have been allowed to create generational wealth at the expense of others. Those below have worked to repair this injustice by creating homeownership that leads to generational wealth in communities left out of equity in home ownership.

A 2023 Brookings report shows that Black homeowners are still taxed more than white homeowners while their home valuations are lower [[https://www.brookings.edu/articles/how-the-property-tax-system-harms-black-homeowners-and-widens-the-racial-wealth-gap/]] Black homeowners’ property tax burden is 10% to 13% higher than for white homeowners, yet their homes are undervalued by an average of 21% to 23%.

One of the more promising solutions to repair redlining, unfair taxation and valuations is the [[Just Accounting Coalition]] in Western North Carolina with Urban 3 the lead consultant.

There were three innovative solutions to redlining at Neighborhood Economics, Jackson in 2023. Property Tax inequities are one key to understanding modern, ongoing redlining. It is overtaxing poor neighborhoods, while keeping their property valuations lower, while undertaxing rich neighborhoods. There is a growing movement working to subvert those unjust rules.

The Just Accounting Coalition [[1]] in Western North Carolina is one arm of that movement to redesign the economic architecture.

Initial design of the Watershed Fund

The Watershed Fund [[https://emsdcmarketplace.org/donations/watershed-fund/]] is a project of Eagle Market Streets, [[https://www.eaglemarketsts.org/]] CDC and Kevin Doyle Jones of Neighborhood Economics [[https://neighborhoodeconomics.org/]] is working with them to build the community engagement around this new project.

As a thumbnail: the loans are zero interest, and farmers have a year’s grace period before they have to start paying them back, then have three years to pay. Eagle Market Streets is doing the due diligence and underwriting. Our idea is to do a lot of $10,000 loans rather than larger loans to start out in order to socialize the concept of this new source of capital and see the idea spread broadly. In initial talks with farmers, most have a pressing and immediately pressing $10k capital need, along with much bigger needs.

The Ager family, owners of Hickory Nut Gap, [[https://www.hickorynutgap.com/home]] have, through their family foundation, given us enough money to do two $10,00 loans but none for the fund raising campaign. Stephanie and I are working on raising money for the following initial plan: to work with restaurants on benefit dinners for a farm they source from once a month to start with. Restaurantd do those regularly. We want to add the opportunity for the diners at those monthly benefit dinners to link to a qr code on a table tent, and add a 5% donation to give healthy locally grown organic meals to people who cant afford to go to expensive restaurants. The plan is for the donation to go to Equalplates. [[https://equalplatesproject.org]] Equal Plates buys farm to table produce at market rate and cooks it up at Southside Kitchen for delivery to the underserved. We want to do more community engagement around the loans throughout the community and also do educational presentations in schools as we have capacity.
